Inspect the roofs drainage system

A well-maintained roof will protect your commercial property in Orange Factory, NC from storm and wind damage. To avoid a roof leak, it’s wise to inspect the roof’s surface periodically. There is no set frequency for inspections, but a general rule of thumb is twice per year. Inspecting in the spring before the hot rays of summer, and again in the fall to prepare for the harsh winter weather, is the best plan. Let’s look at some smart roof inspection tips.

Inspect the Roof’s Drainage System

Leaves, branches, and other debris can clog the drains and gutters. When harsh storms and heavy rains come, this can cause a roof leak. There are a few areas that need attention.

  • Check the roof drains and remove any debris.
  • Look for cracks and repair them right away.
  • Remove dirt and leaves from the gutters.
  • Inspect and repair any damage or cracks.
  • Look for standing water near the gutters and drains. If unclogging the drainage system doesn’t eliminate the problem, call a repair person to investigate.

Check the Roof Covers and Flashing

Brush away debris from the roof cover or shingles. Inspect for loose, damaged or missing materials.
Look for loose or missing flashing around the roof’s equipment and along the perimeter of the roof. Replace or repair the materials.

Inspect the Air Conditioning Units

Check the units and panels to ensure they are mounted securely and look for damage that needs attention. Inspect any additional equipment on the roof as well.

Check Skylights and Roof Hatches

Look for leaks and cracks in skylights and have them repaired.
Ensure that roof hatches have no missing screws or other materials and keep the hatches locked.

Trees around the perimeter of the building should also be trimmed to reduce the risk of branches and leaves clogging drains and causing damage.
You can reduce the risk of a roof leak if you conduct a routine roof inspection of your property.
